Feasibility & Technical Due Diligence
Does this site, building or project stack up, and what liabilities come with it?
Know what you are buying, leasing, funding or building before capital is committed. We combine a developer's commercial lens with an engineer's site eye to evaluate asset value and the technical issues that most reports miss.
Scope of work
- Techno-commercial feasibility reviewDevelopment mix, area statement, construction cost, programme and approvals path tested against the business plan, flagging assumptions that will not hold on site.
- Pre-acquisition & pre-lease condition auditWalk-through of structure, MEP and fire systems, and a document check of sanctioned plans, OC/CC, fire NOC and RERA registration against what is built.
- Defect, deviation & compliance mappingLatent defects, unauthorised structural modifications and non-compliant works, each graded by severity, with an indicative cost-to-cure.
- Contract & claims exposure reviewOpen contractor claims, EOT and LD status, retentions, defect-liability periods, warranties and guarantees: the liabilities that pass to a new owner.
- CAPEX & lifecycle cost forecastA 5-to-10-year forward cost model for major plant replacement, fabric repair and energy retrofits, so the price reflects the true cost of ownership.

Key deliverables
- TDD report with a Red/Amber/Green risk register
- Cost-to-cure and CAPEX schedule
- Inputs for price, indemnity and escrow terms
SCOPE BOUNDARY · Visual and documentary survey. Intrusive or non-destructive testing is carried out through NABL-accredited laboratories, and structural-stability certification by a licensed structural engineer, where required. Reliance on our report is limited to the named addressee under the engagement letter.
Common questions
What does a technical due diligence cover?
The physical condition of the asset, its statutory approvals and compliance, defects and deviations with an indicative cost to fix them, the contract and claims position you would inherit, and a forward view of capital expenditure.
Do you carry out intrusive testing?
Our survey is visual and documentary. Where testing or structural certification is needed, it is commissioned through NABL-accredited laboratories and licensed structural engineers, and their results are built into our report.
Can you review a stalled or distressed project?
Yes. For stalled projects we focus on what has actually been built, what remains, the open contractual and claims exposure, and a realistic cost and time to complete.
Who can rely on the report?
Reliance is limited to the named addressee in the engagement letter. If a lender or co-investor needs to rely on it, that can be agreed in writing at the outset.
How long does it take?
Timelines depend on the size of the asset and how quickly documents and site access are available, and are agreed in the engagement letter before work starts.
